What you’ll be doing:

  • Manage and oversee a network of real estate brokers across multiple markets to identify and evaluate prospective sites.
  • Source, vet, and secure high-traffic locations aligned with El Car Wash’s market expansion goals.
  • Negotiate Letters of Intent (LOIs), lease agreements, and purchase contracts with landlords, sellers, and developers.
  • Present site packages and recommendations to the internal Real Estate Committee for review and approval.
  • Lead market tours and site visits with senior leadership and internal stakeholders to assess site viability.
  • Partner with internal Development and Construction teams to align on timelines, permitting, and budget planning.
  • Collaborate with legal counsel to ensure contracts are negotiated in compliance with internal standards and risk tolerance.
  • Analyze demographic, market, and traffic data to assess trade area potential and site suitability.
  • Monitor real estate pipelines and maintain accurate reports on deal status, deadlines, and critical milestones.
  • Conduct competitive market analyses to identify new trade areas and anticipate market shifts.
  • Build and maintain relationships with property owners, developers, municipalities, and other industry contacts.
  • Provide regular updates to leadership on market strategy, deal progress, and real estate activity.
  • Coordinate internal kick-off and turnover meetings to transition sites to the development phase smoothly.
  • Ensure that all site selection and acquisition activities are in line with the company’s brand, customer profile, and long-term strategic goals.
  • Assist with zoning and entitlements processes in collaboration with internal and external consultants.
  • Proactively identify risks or issues that could delay openings or increase costs and propose solutions.

What you’ll bring to the team:

  • Bachelor’s degree in real estate, Business, Finance, or a related field
  • 3–5 years of site selection and real estate acquisition experience, preferably in retail or multi-site operations
  • Strong deal negotiation and contract management skills
  • Ability to manage multiple concurrent projects across various markets

Preferred:

  • Master’s degree in real estate development or business
  • Experience with high-growth retail, franchise, or multi-unit development organizations
  • Familiarity with zoning, permitting, and entitlement processes in Florida

  • Ability to interpret market data, maps, and financial models
  • Proficiency in Microsoft Office Suite, Smartsheet, and mapping tools (e.g., CoStar, Placer.ai, Google Earth)
  • Critical thinking, problem-solving, and analytical abilities
  • Collaborative team player with the ability to influence and drive results across departments
  • Self-motivated and able to work independently with minimal supervision

Physical Requirements:

  • Prolonged periods of sitting and working at a computer
  • Must be able to lift to 15 pounds occasionally

Travel Requirements:

  • Up to 50% travel within assigned regions
  • Includes travel for site selection, market tours, meetings with brokers and developers, and project follow-ups
  • Occasional evening or weekend travel may be required
