Summary

GENERAL DESCRIPTION

Under direction of Director of Preconstruction or Senior Preconstruction Manager is responsible for the overall leadership and management of the preconstruction phase of a project. Preconstruction Manager is further responsible for the overall administration of the preconstruction phase of a project including coordination with internal and external stakeholder and preconstruction approach. The Preconstruction Manager works closely with internal stakeholders to ensure deliverable expectations are met. The Preconstruction Manager also serves as the primary liaison with the Client and Design team. This position also has supervisory, training and development responsibility for Assistant Preconstruction Manager.

Should have previously performed successfully in the role of Assistant Preconstruction Manager, or equivalent role.

Preconstruction Manager should be capable of all duties of Assistant Preconstruction Manager, and should have previously demonstrated success in that role, or an equivalent role. Preconstruction Manager should be capable of managing a project up to an approximate worth of $20M at the entry level to $100M at the upper range.

PRINCIPLE AREAS OF RESPONSIBILITIES

1. Lead preconstruction activities
2. Establish the project's overall Preconstruction procedures and execution plan
3. Project budget
4. Design management
5. Consolidation of bid package documents
6. Ability to perform all estimating functions, if necessary
7. Keep current with industry technology
8. Participate in business development activities as required
9. Verbal and written communication with internal and external customers
10. Training and development of Assistant Preconstruction Manager.
11. Perform other duties as necessary

EDUCATION AND EXPERIENCE

1. BA/BS degree in engineering, architecture, or construction management.
2. As a general guideline, minimum of five (5) years' experience in the construction industry, with at least 3 years in preconstruction.
3. On-site experience in building construction.

PHYSICAL REQUIREMENTS

• Ability to sit for extended periods of time
• Ability to use a computer for prolonged periods
• Occasionally required to stand, walk, and reach with hands and arms
• Ability to lift and carry office supplies and equipment up to 20 pounds
